The Stomping Grounds Is Filling Its Biggest Rooms With Houston Names That Have Done This Before

The Stomping Grounds at 1223 W. 34th St. lost two restaurants this year. Both spaces now belong to Houston operators who have opened restaurants before. Barnaby's Cafe, a Montrose original from 1992, has moved into the former LuLoo's Day & Night. Pho Prime has claimed the old Pho Fix space. It comes from the Mamba Hospitality Group team behind Crawfish Cafe.

Both outgoing tenants were single-location concepts. Both incoming tenants already run restaurants elsewhere in Houston. On the W. 34th Street edge that Oak Forest and Garden Oaks share, that change says a lot about who wants to be on this lawn now.

Two Rooms, Two Track Records

The development, built by Bryan Danna of RE:VIVE Development, is set around a central lawn with tenants along its edges. The two spaces that changed hands in 2026 are among the larger ones. Chron described the old LuLoo's interior as one of the largest in the development.

Space Previous tenant New tenant Operator background Latest listed status
Suite C600 LuLoo's Day & Night, an all-day cafe and bakery from Blood Bros. BBQ and pastry chef Alyssa Dole Barnaby's Cafe Opened in Montrose in 1992. This is its 10th Houston-area location Open, lunch and dinner daily
Suite C200 The Pho Fix, last day June 8, 2026 Pho Prime Mamba Hospitality Group, sister concept to Crawfish Cafe. Third Pho Prime location Listed as "Coming Soon" on Pho Prime's website as of late August

One incoming operator has been around for more than three decades. The other opened its first restaurant in early 2025.

Barnaby's Brings a Thirty-Year Formula to Suite C600

Barnaby's Cafe started at 604 Fairview St. in Montrose in 1992. Since then it has opened in Downtown, the Heights, Memorial, Midtown, the Museum District and River Oaks, according to Chron's July 10, 2026 report. The same report said the Garden Oaks restaurant would be the brand's 10th in the Houston area and its first new location since 2019.

That seven-year gap matters. A chain that waited this long to expand picked a spot inside an established center, in one of its largest rooms, on a corridor it didn't serve before. The decal went on the door before the center had even announced the new tenant. Barnaby's had already added the address to its own website, describing it as:

"a place for neighbors, families and culture-seekers to gather and connect"

Chron reported that line from the Barnaby's listing, which presented the new spot as a lunch and dinner restaurant. The Garden Oaks location page now says "Now Open." It lists hours of 11 a.m. to 9 p.m. every day at Suite C600, with online ordering.

One detail matters for anyone who goes to Barnaby's elsewhere in town. Chron calls Barnaby's a dog-friendly cafe, named after the owner's childhood Old English sheepdog. The Stomping Grounds has its own rules. Its posted guidelines say no animals or pets on the lawn, and its FAQ says dogs are not permitted on the premises. The brand's reputation comes from its other locations, so check the current policy before you bring a dog to this one.

Pho Prime Is Growing Faster

Pho Prime is much younger. WhatNow Houston reported in July that the modern Vietnamese restaurant opened in Houston in early 2025 and already had two locations, known for dishes like its Oxtail Pho. Co-owners Kiet Duong and Julie Nguyen also run the sister concept Crawfish Cafe. They planned an October 3 grand opening at The Stomping Grounds, depending on final permit approvals and construction progress.

The team told WhatNow why they chose this site:

"Garden Oaks has an incredible sense of community, and we're excited to become part of it."

As of late August, Pho Prime's website listed the Garden Oaks location at 1223 W. 34th St., Suite C200, as "Coming Soon." The October 3 target always depended on permits, so check that page before you plan a visit.

The space has had a short gap. Chron reported June 8, 2026 as The Pho Fix's final day of service. WhatNow's July story gave an earlier closing in January. Chron's date is the one tied to a specific day. So the room has sat between operators since early summer. It will reopen as the same cuisine under a group that already runs two pho restaurants.

The Bakery That Grew in Place

The center's most recent change before this year didn't bring in anyone new. Becca Cakes, an existing tenant, expanded into Little Sister Cake Shop & Café at 1207 W. 34th St. The Leader described it as a larger concept in two parts and reported an Aug. 23 grand opening. CultureMap covered the new name on Aug. 21, 2025.

This supports the same pattern from the other direction. The operator that grew here had proven itself on this property, much as Barnaby's and Pho Prime proved themselves at other Houston addresses.

What Stays Put Around the Green

The development's tenant directory shows how much hasn't changed. The center describes its lawn as an 8,000-square-foot Green with weekly arts events, artisan markets, fitness classes and concerts. Around the lawn, the current roster still includes the same mix of food, drinks, services and kids' businesses:

  • Food and drink: La Mex, Himari Sushi, Bollo Woodfired Pizza, Cooking Girl, Fat Cat Creamery, Sonoma Wine & Cheese and High Five Mini Bar
  • Services: Flowe Hair Salon, The Polish Bar and Tulum Wellness Spa
  • For families: Kidcreate Art Studio, New Mom School and Threadfare Children's Boutique

The directory doesn't change as fast as the tenants do. Its detailed listings further down the page still mention LuLoo's and The Pho Fix. To check whether a specific place is open, the tenant's own website is more reliable than the center's directory.

The center also hosts an annual holiday market, Mingle All the Way. Its landing page gives a date with no year, and that date doesn't match the 2026 calendar, so no date for this season has been posted yet.

For now, the practical update is short. Barnaby's is serving lunch and dinner from 11 a.m. to 9 p.m. in Suite C600. Pho Prime's Suite C200 was last listed as "Coming Soon." The rest of the restaurants around the Green are the ones you already know.

Which operators sign leases on W. 34th Street, and which spaces they take, tells you a lot about what's next for this stretch.
